Tenant Screening Criteria

Pursuant to AB 2493 and California Civil Code 1950.6 here are the criteria we use to screen potential tenants.

Team Gibson @ WSR Property Management Screening Criteria Include:
(each applicants must meet the required screening criteria)
  • Income to Rent Ratio

    • Combined income must be at least 3 times the charged rent.

  • Credit Score

    • 675 or higher

  • Bankruptcies

    • No open bankruptcies

    • No discharged bankruptcies within the past 5 years

  • Account in Good Standing

    • 100% of accounts are in good standing

    • No late payments within the last 2 years

  • Accounts in Collection

    • No accounts in collections

  • Landlord - Tenant

    • At least 3 years of provable rental history

    • No Judgments in favor of housing provider within the last 7 years

    • No late rent payments

    • No NSF payments

    • No security deposit deductions

    • No lease/rental agreement violations

    • No outstanding debt to previous housing providers.

  • Criminal History

    • No alcohol offenses within the last 5 years

    • No criminal mischief within the last 5 years

    • No dishonesty/fraud within the last 5 years

    • No driving under the influence offenses within the last 5 years

    • No drug possessions within the last 5 years

    • No drug trafficking/manufacturing within the last 5 years

    • No marijuana trafficking/manufacturing within the last 5 years

    • No other drug offenses within the last 5 years

    • No other crimes against persons within the last 5 years

    • No sexual offenses within the last 5 years

    • No violent offenses within the last 5 years

    • No weapon offenses within the last 5 years

    • Not Listed on sex offender registry

    • Not Found in OFAC/terrorist database records
